VACATION RENTAL AND CANCELLATION POLICIES

AZ PRIME PROPERTY MANAGEMENT SHORT TERM VACATION RENTAL TERMS, CONDITIONS, PROCEDURES AND CANCELLATION POLICY:

Application: All occupants over the age of 18 must complete the online application located at https://azprimepropertymanagement.com/rentalapplication. After screening lease documents which are required will be sent out electronically for signature; after executed you will receive online account access were you can contact us, send messages/inquires, submit a service maintenance request etc. Your lease agreement will reflect total rent, any additional fees ( typically none ) deposits, etc.

Deposit Payment: 50% of the total, inclusive of rental tax and service fee if applicaable is due within 30 days of the initial request for reservation. If reservation is booked within the final payment due time period full payment is required after lease agreement has been executed.

Final Payment: Remaining 50% of lodging plus remaining rental tax and service fee is due per line 83 of lease:

  • 30 days prior to the arrival date for all short term rentals for time periods ( 30 day minumims )
  • 90 days prior to arrival for all reservations of 30 days or longer

Cancellation Policy: 80% of the gross lodging will be refunded if notice of cancellation is made:

  • More than 120 days prior to arrival for all short term rentals for time periods.
  • More than 120 days prior to arrival for all reservations of 30 days or longer

Full forfeiture of entire amount of reservation will apply if reservation is cancelled:

  • Within 30 days prior to arrival for winter short term rentals for time periods
  • Within 120 days prior to arrival for all reservations 30 days or longer

If cancelled property is re-rented during the cancelled time period, refund will be made for the amount re-rented less 20%.

Taxes: Rental taxes and service fees are not included in the quoted advertised rates and will be listed on the lease agreement.

Late Check-In Information: Should you arrive after hours, please contact our office Monday-Friday 8:30-5:00 pm and Saturdays 9:00 am-2:00 pm. We are closed Sundays.

Pets/Service Dogs: House pets are are permitted in our vacation upon approval. No exceptions. Certain homes will consider pets with approval and security deposit. Inquire for details. Service dogs must be disclosed to AZ Prime Property Management in advance of arrival and listed on lease agreement.

Smoking: All properties are 100% non-smoking.
